Why Upscore

A better way to get a mortgage in the UAE

Whole of market, on your side

We compare 19+ UAE banks to find your best rate and terms. Independent advice, not a single bank's products.

No fee to you

Our advice and brokerage are free for you. We're paid by the lender only when your mortgage completes. No surprises.

Offers in days, not months

With direct bank relationships and a digital application, we move fast, with pre-approval in as little as a few days.

A real advisor, end to end

One dedicated, UAE-based expert guides you from first question to final keys, whether you're a resident, non-resident or national.

How it works

From first question to front door, in five steps

1

Check your eligibility

Answer a few questions in about 2 minutes. See which banks are likely to lend to you and roughly how much, with no impact on your credit score.

2

Compare the whole market

Your dedicated advisor compares 19+ UAE lenders and brings you the offers that genuinely fit you, conventional or Islamic, fixed or variable.

3

Get pre-approved

We package your income, deposit and documents the way each bank wants to see them, then secure your pre-approval so you can offer with confidence.

4

We handle the bank

We submit the full application, manage the valuation and deal with the lender's back-and-forth for you, keeping you updated in plain English.

5

Get the keys

From the final offer letter to the DLD transfer, we manage every step to completion, then stay on hand for any future rate review.

Broker vs bank

Why a broker beats going straight to your bank

Your own bank can only ever offer you its own products, and it rarely tells you when a competitor would lend you more, or charge you less. A whole-of-market broker is the opposite. We compare 19+ UAE lenders, and because the bank pays us on completion, our advice costs you nothing.

Going direct also means you do the chasing, bank by bank. With Upscore, one advisor does that across every lender at once, so you get a clearer answer, faster.

FAQ

Mortgage questions, answered

Who can get a mortgage in the UAE?

UAE nationals, resident expats and non-residents can all get mortgages - the rate, loan-to-value and documents differ by status. We'll tell you exactly where you stand.

How much deposit do I need?

For residents, typically from 20% of the property price; non-residents usually need more. Your eligibility check gives you a personalised figure.

Do you charge any fees?

No fees to you for our advice and brokerage - we're paid by the lender when your mortgage completes. You'll still pay standard third-party costs (e.g. bank, valuation and DLD fees).

How long does it take?

Pre-approval can take as little as a few days; a full mortgage offer typically follows within a few weeks, depending on the bank and your documents.

Can I get an Islamic (Sharia-compliant) mortgage?

Yes. We work with banks offering both conventional and Islamic home finance and will compare both for you.

Will checking my eligibility affect my credit score?

No. The eligibility check is an indicative assessment against lender criteria - it doesn't run a hard credit check.

Can I get a mortgage as a non-resident?

Yes - we arrange non-resident mortgages for overseas buyers, often with low-documentation options. Most of the process can be completed remotely.
