ABOUT UPSCORE
Real advisors. Whole-of-market advice. Built for the UAE.
We are an independent UAE mortgage broker, and nothing else. No property sales, no side products. Just one expert team that compares the whole market, speaks your language, and stays with you to completion. The bank pays us, so our advice stays on your side.
Our story and mission
Buying a home in the UAE should feel exciting, not exhausting. Yet for most people it means guessing which bank to trust, decoding fine print, and chasing paperwork across {{banks}}+ lenders who all say something different.
We started Upscore to fix that. One expert team, built specifically for the UAE market, that compares the whole market, explains things in plain English, and handles the bank back-and-forth so you do not have to.
We do one thing and we do it well: we introduce home-buyers to the right lender. We do not sell property. We do not do conveyancing. We are not a fintech selling you a product on the side. We are mortgage brokers, paid by the lender, working for you.
Our mission is simple. Make the right UAE mortgage easy to find, easy to understand, and free to you, whether you are a resident, a national, or buying from overseas.

Why independent advice changes everything
A single bank can only offer you its own products. We are not tied to anyone. We compare offers across {{banks}}+ UAE lenders, including Emirates NBD, Mashreq, ADCB, Dubai Islamic Bank, Abu Dhabi Islamic Bank, HSBC, Standard Chartered, Commercial Bank of Dubai and RAKBANK, and bring you the deals that genuinely fit your profile.
Here is the part that matters most. You pay us nothing. The lender pays us a fee only when your mortgage completes, and that fee does not change based on which bank you choose. So we have no reason to push you anywhere except towards the right rate and terms for you.
That independence is the whole point. It is what lets us tell you honestly when to fix, when to go variable, when an Islamic product fits better, and when to walk away from an offer that is not worth it.
- Whole-of-market, not a single bank's shelf
- No fee to you, ever, for our advice and brokerage
- Lender fee is the same whichever bank you pick, so our advice stays neutral
- Plain-English guidance, never a hard sell

FAQ
Questions, answered
Is Upscore really free for me to use?
Yes. Our advice and brokerage are free to you. We are paid by the lender only when your mortgage completes, and that fee is the same whichever bank you choose, so our advice stays neutral. You will still pay standard third-party costs such as bank, valuation and DLD fees, and we always disclose those up front.
Are you tied to any particular bank?
No. We are independent and whole-of-market, comparing {{banks}}+ UAE lenders. We are not owned by a bank and we do not earn more for steering you to one lender over another. Our only job is finding the mortgage that is right for you.
What exactly does Upscore do?
We are mortgage brokers. We introduce home-buyers to the right lender and manage the mortgage from first question to final keys. We do not sell property, we do not do conveyancing, and we do not sell other financial products. Mortgages are all we do.
Can I work with an advisor who speaks my language?
Very likely, yes. Our team spans multiple nationalities and languages, including English, Hindi, Arabic, Filipino/Tagalog, Mandarin and more. Tell us your preference when you get in touch and we will match you with the right advisor.
Are you regulated in the UAE?
Yes, we operate as a licensed UAE mortgage broker. Our licence and regulatory details will be shown in full once verified before launch. We are transparent about how we are paid and how we handle your data.
Do you help non-residents and overseas buyers?
Yes. We arrange non-resident mortgages for buyers purchasing in Dubai and Abu Dhabi from abroad, often with low-documentation options, and most of the process can be completed remotely.
