Who this is for

Commercial finance works differently from a home loan. Lenders look at the asset, the income it generates, and the strength of the business or investor behind it. We arrange this kind of finance every week, so we know which banks lean into which deals, and we put your case in front of the ones most likely to say yes.

We introduce you to lenders and structure the borrowing. We do not sell property, handle conveyancing, or offer any product other than mortgage and finance introductions. That independence is the point: the bank pays us when your finance completes, so our advice stays on your side of the table.

Property types we can finance

Banks treat each commercial asset class differently, and appetite shifts with the market. Some lenders love a let office in a prime tower; others prefer industrial with a strong tenant on a long lease. We match the asset to the lender rather than forcing one bank to stretch.

If your asset is not on this list, ask anyway. Mixed-use, specialist and semi-commercial cases are often doable with the right lender and the right structure.

Eligibility, loan-to-value and typical terms

Commercial lending is more bespoke than residential, so treat every figure below as indicative and confirm-before-launch. The deposit, rate and term you are offered depend on the asset, the income, your business accounts and the lender.

As a rough guide: commercial loan-to-value is typically lower than residential, so expect to put down a larger deposit, often around {{30-50%}} of the property value depending on the asset class and whether it is owner-occupied or investment. Terms usually run shorter than a home loan, commonly up to {{15-20}} years, and pricing is generally a margin above the residential rates you will see elsewhere on our site. Banks will want to see that the business or rental income comfortably covers the repayments.

What you will need to provide

Commercial cases are document-heavy, mostly because the lender is underwriting a business as well as a property. Getting these ready early is the single biggest thing that speeds up approval. Your advisor will give you a tailored checklist once we understand the deal, but most cases start here.

FAQ

Questions, answered

Can I finance a commercial property through my company?

Yes, and in most cases the lender will expect it. Commercial finance is usually arranged through a UAE-registered company rather than in your personal name. The bank will typically also ask the owners or directors to provide a personal guarantee. We will confirm the right structure for your situation before we approach any lender.

How much deposit do I need for commercial property?

More than for a home. Loan-to-value on commercial assets is generally lower than residential, so expect to put down a larger share, often around {{30-50%}} of the value depending on the asset type, the income and whether it is owner-occupied or an investment. These figures are indicative; your advisor will give you a firm number once we know the deal.

Is the process slower than a residential mortgage?

It can be, mainly because the bank is underwriting your business as well as the property. The biggest delays come from missing documents. If your audited accounts, bank statements and licence are ready up front, things move much faster. We manage the lender process to keep it on track.

Can I refinance a commercial property I already own?

Yes. Refinancing can secure a better rate or release equity for working capital or further investment. We compare your current terms against the wider market and only recommend a move if it genuinely benefits you.

Do you charge me a fee for arranging commercial finance?

No. There is no fee to you. The bank pays us a commission when your finance completes. Our advice is whole-of-market and independent, so we recommend the lender that fits your deal, not one we are tied to.

Can overseas or non-resident investors get commercial finance in the UAE?

Often, yes, though appetite varies by lender and the terms are usually tighter, with a larger deposit. We know which banks are open to non-resident commercial cases and will tell you honestly where you stand before you commit time to it.
