We act as a mortgage intermediary (broker) only. We arrange and facilitate applications for mortgage finance between you and banks and finance companies that are licensed and regulated by the Central Bank of the UAE (CBUAE). We are not a lender, and we are not ourselves a financial institution licensed by the Central Bank of the UAE. All lending decisions, interest/profit rates, product terms and approvals rest solely with the relevant lender.
2. Nature of our service
We help you compare, apply for and arrange mortgage products offered by third-party lenders. We do not provide loans, hold client funds for lending, or issue credit. Any product information, calculators, rates or eligibility indications shown on this website are for general information only, are indicative, and do not constitute an offer of finance or a commitment by any lender.
3. Important risk warnings

Mortgage finance in the UAE is subject to Central Bank of the UAE regulations, including maximum loan-to-value (LTV) limits that vary by borrower category and property value. Eligibility, the amount you can borrow, and the terms offered are determined by the lender following its own assessment.
4. No guarantee of approval or specific terms
Nothing on this website guarantees that any mortgage application will be approved or that any particular rate, term or amount will be available to you. All applications are subject to the lender’s credit assessment, eligibility criteria, valuation of the property, and prevailing CBUAE regulations. Rates and product terms may change at any time without notice.
5. Not financial, legal or tax advice
The content of this website is provided for general information and does not constitute financial, legal, tax or investment advice, and should not be relied upon as such. You are strongly encouraged to seek independent professional advice before entering into any mortgage or property transaction. Any recommendation we make in the course of arranging finance is based on the information you provide to us and the products available to us at the time.
6. Our fees and remuneration
We may be remunerated by way of a commission paid to us by the appropriate lender. The nature and amount of any fee or commission applicable to your case will be disclosed to you clearly and in advance, before you commit to any product or service, in accordance with UAE disclosure and transparency requirements.
7. Eligibility and information you provide
Our services and the products we arrange may be subject to eligibility conditions, including residency status, age, income and creditworthiness. You are responsible for ensuring that all information you provide to us is accurate, complete and not misleading. Providing incomplete or inaccurate information may affect your application or result in it being declined.
8. Credit checks and third-party information
By using our services, you acknowledge that we and/or the relevant lender may obtain information about you from third parties, including the Al Etihad Credit Bureau (AECB), and may share your information with prospective lenders and service providers for the purpose of arranging finance. Where your consent is required for such checks, we will obtain it before proceeding.
9. Anti-money laundering and KYC
As a registered real estate mortgage broker, we are required to comply with UAE anti-money-laundering and counter-terrorist-financing laws and to carry out customer due diligence ("Know Your Customer") checks. We may request identification and supporting documents from you and may be unable to proceed where these are not provided or where we are otherwise required to decline or report under applicable law.
10. Data protection and privacy
We process personal data in accordance with the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and any applicable regulations. Our Privacy Policy explains what personal data we collect, the purposes and lawful basis for processing, who we share it with, how long we retain it, any transfer of data outside the UAE, and your rights in relation to your data.
11. Website content and availability
We take reasonable care to keep the information on this website accurate and up to date, but we make no warranty that it is complete, current or error-free. Product information, rates and calculators are illustrative and may not reflect the actual terms offered to you. We may change, suspend or withdraw any part of the website at any time without notice, and we do not guarantee uninterrupted access.

13. Intellectual property

To the maximum extent permitted by applicable UAE law, we are not liable for any loss or damage arising from your use of, or reliance on, this website or its content, or from any act or omission of a lender or other third party. Nothing in these terms excludes or limits any liability that cannot be excluded or limited under applicable law, and nothing here reduces the duties we owe you as a regulated broker.
15. Complaints
If you are not satisfied with our service, please contact us at complaints@upscoreuae.com and we will seek to resolve your complaint. You may also raise concerns with the Dubai Land Department / Real Estate Regulatory Agency. Complaints relating to a lender or a regulated financial product may be escalated to the Central Bank of the UAE Consumer Protection Department.
16. Governing law and jurisdiction
These terms are governed by the federal laws of the United Arab Emirates and the laws of the Emirate of Dubai. The courts of Dubai have jurisdiction over any dispute arising out of or in connection with these terms or your use of this website.
17. Language
These terms are published in English and Arabic. In the event of any conflict or inconsistency between the two versions, the Arabic version shall prevail.
18. Changes to these terms
We may update these terms from time to time. The version published on this website applies to your use of it. Please review them periodically.
